I currently own a property which I have a mortgage of around £48k on. The property was tenanted but my tenant has now decided to give me his notice and will be vacating the property in around a month. The property itself has fallen into disrepair (if thats the right word) and although I love the house, I cant afford to pay for it to be brought back up to a comfortable living standard. I have tried various times to sell the property, via putting it on the market and also via the "we buy for cash" people but to no avail. I am not behind in my payments, however I will definately not be able to afford to keep paying the mortgage without a tenant, nor can i afford the cost to repair it, nor can I move back into it as it turns out it is quite severely damp so would cause health issues. Various people have told me that i should give my keys to the mortgage company, and i understand that i can do this, even though i would have to keep up with the mortgage payments until the property is sold. My question is...........if i did hand my keys in, and i kept up with the payments until the mortgage company sold the property, would it affect my credit rating? Im not sure if it would as i wouldnt have defaulted on any payments etc? Hello. I've only been writing for two years. Thus, I am still inexperienced compared to many published authors. On my first book proposal, I got the agents interested in reading the full manuscript... but didn't get any further than that. I got a letter saying they are sorry, but they are so busy at the moment and can only choose the best manuscripts available to them. This didn't put me off, as I'm thick skinned and know the business is hard to break into. I've since edited the novel once more, deleting and adding content which spices up the plot. A friend of mine said it would be worth it self publishing online because that is the way forward in traditionl book publishing. Do you agree with him? Are e-books the future? If so, how do you make money from it? I'm not a deluded writer that thinks I'll get rich. Nevertheless, I'd like to make a few £ if my stories were being sold online. So, would you wait and query agents agin? Or, publish it yourself, controlling the book design, layout and get more royalities etc...? Then theres the question of marketing which would be nearly impossible without good PR -- lots of money and time. I look forward to your opinions on this. I just purchased the Pringles BIG sharing pack from ASDA. When I opened the seal I saw the content was the same or probably less than the normal Pringles pack. I bought the normal pack just a day before buying this one so I got the chance to keep them side by side and compare if the BIG pack was taller and it was but the contents inside was the same as the ordinary pack. DO NOT GET YOUR HOPES HIGH WHEN YOU OPEN THE BIG SHARING PACK....ITS JUST THE SAME. PS : I dont believe ASDA would have tampered the seal and nor I am a rival brand of Pringles. Now I know the idea of car insurance fronting is putting myself as a named driver on my parents insurance when infact I am the main driver... but hear me out on this: I'm a 22 year old guy and I've almost finished my lessons now. And getting my own insurance plan has been quoted to me at anywhere between £3000-5000 on a 1.0l Corsa/Micra with third party cover (which apparently have THE lowest insurance currently in 2011 for young drivers) But Compare The Markets quote site has this one option; If I make my dad the insurance policy holder, and I get added as a Named Driver... it gives the option "Main Driver" and I can be selected, and low & behold the insurance quote drops to £1800 Is this still fronting? and therefore illegal? I mean, I AM listed as the main driver... its just my dad will be the policy holder. Hi, guys! I had enough of my LG Viewty KU990... It served its purpose, but recently I found it very lacking, since my preferences and needs changed/evolved... My reason for buying it 3 years ago lied in the fact that I wanted a phone that can shoot relatively good photos and video... Its 5MP camera wasn't too bad... But, during the last year I figured out I was missing a lot, because it didn't have WiFi connectivity, there is no type of navigation options and Internet access over 3G is a nightmare for this phone... So, I want to buy a new phone, a smarter one... For the last few weeks I roamed the stores, played with different models and compared hundreds of both expert and user reviews.... Still, I am puzzled quite a bit... These are my questions/concerns: 1. Android, WP 7 (or the upcoming 7.5/Mango), Symbian (most notably this years Nokia X7)>>> I know Android wins in most fields... still, is WP 7 so bad? My only gripe with it is the lack of support for external memory cards... 2. I believe I only want one(s) with Gorilla glass screen, since the normal ones get scratched easily. Is there a third option? 3. Which OS has the best option for viewing text documents, PDF files and supports the latest Flash the most? 4. I would prefer one with 8 megapixel, but 5MP would do if the phone had HiDef movie recording capable (720p is ok) camera. 5. I need a stable system, one that can link to the PC via Bluetooth, or cable,and one that hopefully doesn't get problem when updated... If I decide to go for a smartphone on Android 2.2 Froyo, and then update it to 2.3 Gingerbread, will it more, or less painless transition? 6. However, it would need to be candy style, no slider... 8. I know iPhone market has the most apps, but I don't think the number is important that much, but rather usability, real life application and practicality... As of now, I can only think of apps for navigation/gps, those one for searching for cinema/bar/shops in English/European cities, some simple word/PDF editors/readers, and of course SKYPE app (possibly video chat)... I hope either Android, or the upcoming Mango will able to provide that... I need to find some hardcore Symbian forum to ask them about their apps... 9. We have two cats, they're both a 2 years old now, and one is big a fat (Lola) but the other one (Miya) is far too thin. We've taken her to the vets a number of times and nothing was said about her weight, but it's horrible stroking her because you can feel her bones :'( I've already put another post about fleas, because Miya is also biting and loosing a lot of fur in patches on her body. She's been told she has an allergy to Flea dirt, but I've treated her for fleas and I gave her worming tablets incase she was biting and thin because of worms. Nothing has worked. I've even fed her wet food as she eats it more than the dried and I've fed the cats in seperate rooms so Lola doesn't pinch any, but she's still not gaining weight. It's horrible to look at, the poor thing, and it really upsets me. I'm booking Vets again because there must be something they can do, or something they can tell me to do. Is there any food that I can give her that is higher in fat or something? We had her when she was apparently 8 weeks old, but there was no way she was, and the seller once slipped up and said she was 6 weeks, but we think she was possibly 4 weeks old (We would never have got her if we'd known she was younger than 8 weeks, she was always so tiny and I cared for her etc. Perhaps she was younger or perhaps the runt? She doesn't like people and is a very scared cat, of course she's fine with me, but there have been occassions where she's seemed scared of me when I've walked up the garden path etc. I'm just so confused on what to do. Her fur, being skinny and being scared. I had a horrible thought of perhaps getting her a home where there is just an older couple in a quiet area perhaps? (I have 2 children 7 and 4) I don't want to get rid of her. If people come round then she hides upstairs or outside in the woodland area. I asked this question earlier,but as a result of being in a rush,my spelling and other key structures in the English Language were of an atrocious standard.I apologise to everyone who had to attempt a read of it,it was really bad! Anyway,moving on.I am privately educated and I recently received my GCSE results,I will not include the details of all of these results as it subjected me to scorn,and many doubted my credibility,I will however provide the Information you need to work with; I achieved an A* in all of the science based disciplines,meaning Mathematics,Physics,Biology and Chemistry.I am interested in these subjects to a high degree,and especially Chemistry and Biology.This is exactly what makes this area of study and subsequent career choice a very difficult one.Down below I will outline the advantages,disadvantages and overall concern I have in these two areas,and I will hopefully present them in a format that allows for them to be compared. Physician: Overview:The medical field is of great interest to me,especially that of plastic/cosmetic surgery.I am particularly interested in the face and related surgical procedures such as Epicanthoplasty and Rhinoplasty,as some examples. Advantages:High job security,great career progression opportunity and perhaps less importantly,it allows for high income potential.Even more importantly to me,however is the fact this area of science is of great interest to me,as I mentioned earlier. Disadvantages: Achieving a position in the medical sector will merit a very long time in education,at the high school level,degree level and especially during teaching at the stage of residency.All together this could warrant 12 or more years in education,proceeding high school. Engineering: Overview:Engineering interests me slightly less than the Medical field in its raw form,however the results and invention as a result of engineering practise and theories are astonishing,and this is where the field of Engineering,specifically Chemical Engineering grabs my attention. Disadvantages:The field of Engineering,in the raw form does not interest me perhaps as much as it should,this may cast a large metaphoric shadow over my ability to complete any course in relation to Engineering.Another concern is the dynamics of Chemical Engineering,in a changing world.At the moment the speciality of petroleum Engineering is of great interest,even when considering the dangerous,political failures I may have to work in.The field of clean and renewable Energy does not quite interest me as much as the forms of energy we use now do..Essentially my biggest block on this field is perhaps lack of interest in many areas of Engineering,and increasingly less demand for the area(S) I am currently interested in. Advantages: Upon the baby boomers(Generation 139) finally all retiring,there is predicted to be a huge gap in the market,and subsequent demand for Engineers,in the western world.This major event in employment dynamics in this area means job prevalence is likely to be huge,job security high and large personal,economic gain becomes a very likely reality.But my ability to capitalise on this change will depend on the course of speciality I take,if any. I work for a marketing company. We specialise in internet marketing. I get paid a basic wage (£19,000) a year. After this, we earn a bonus if we write a certain amount of new business in a month. This month I earn't £500 from that. I also got £490 (say £500) for the commission from my team. That's a total of £1,000. After that, I get 10% of each account I have live over the month. That's a total of £2,200. Which combines for £3,300 of commission. Obviously I am in a bad position tax wise! I broke the rules of the company last week, mistakenly taking something a customer said wrongly, and signing him up for the wrong thing. This is gross misconduct according to our rules. In my defence, I am the top salesperson in the company, have been here for only 2 years, compared to some people who have been here 6 years and I am well over their figures lifetime. Basically they could have fired me, but for the fact I help out a lot, I didn't do it for personal benefit, it was a mistake, and as soon as I realised my mistake I spoke to my manager and he removed the deal from our system. It does look bad if we tried to take the payment, but we didnt. For this, they have said I will not get any commission for this month. thats £3,300. Obviously leaving me with just the basic wage. The problem here is that I have £900 to come out of my wages already, as my boss helped me out with a problem with my council tax (The letters came to my ex, i didnt open them for obvious reasons). So if that gets removed, after tax ill earn around £200. My bills are rent and everything that I have to pay comes in at £1,200.
